Ever since 'new urbanism' arrived in the 1990s, Denver builders have tried creating new-urban communities-places where most daily needs are walkable. Many of those projects somehow never generate the actual cafes and grocery shopping that buyers want to have close at hand...but today you can tour one that’s everything advertised: shops, coffee, fitness, a pub or two, groceries, all within 2 blocks.

| Distinctive Properties' Cate Dobson shows off a lavishly furnished two-bedroom-plus-study plan at Luce, re-priced for a reopening behind Lowry Town Center. |
Come tour Luce's lavishly appointed ranch condos today and Cate Dobson and Rhonda Knop will show you how easy it is to take a morning stroll to Lowry's popular Starbucks or to Delectable Egg. Dobson, who had actually looked at Luce with her husband when it opened at higher prices two years ago, says the timing is right now. "If this were built today, it would be another mile out there, nowhere near as convenient to Town Center." Read More >>
Lots of builders talk about 'new urban' living, where shopping and restaurants are within walking distance. One project of luxury styled flats in master-planned Lowry already has that kind of lifestyle, one that visitors can tour today. Luce...pronounced 'loo-chay'...is right behind Lowry Town Center, such a short walk that Luce residents can walk in and grocery shop at Albertson's market within two minutes of leaving their homes.

Cate Dobson and Rhonda Knop, who represent Luce at Lowry Town Center on behalf of Distinctive Properties, Ltd., add that the walkability of the lifestyle is an add-on to the value in size and features that Luce provides. "These are square footages you can't find in new condominiums between downtown and Lowry," adds Knop, "not in Cheesman Park or other premium buildings, particularly ones where you only have three neighbors on your floor." There are a number of 'buyer profiles' that are arriving to tour the models at Luce, the new luxury condominium village that's just a 3-minute walk from Lowry Town Center. But exceptionally prominent in that group are older buyers, either living in Denver or relocating from elsewhere, who want to be closer to their grandkids. "The grandparent factor is already very important at Luce," says Distinctive Properties' Rhonda Knop, who along with Cate Dobson counsels buyers at Luce's model home. "There are plenty of people who are attracted to these sizes of units in such a popular location, but the single-level floor plans and their walkability to dining and shopping are a perfect match with buyers who want to be close to their Denver area kids and grandkids."
All of those homes originally began pre-sales in the $600s and $700s...but have now been totally re-priced to as low as the mid-$400s, Dobson adds. "These have a size that buyers just can’t find in new condominiums along the corridor between downtown Denver, Cherry Creek and Lowry." Read More >>
